How this is calculated (and the numbers behind it)
  • TDSR 55% — total monthly debt (incl. this mortgage) can't exceed 55% of gross income (MAS, since 16 Dec 2021).
  • MSR 30% — for HDB/EC, the mortgage alone can't exceed 30% of gross income; the lower of TDSR/MSR binds.
  • 4% stress rate — the max loan is computed at the MAS medium-term floor (4% residential), not your actual rate, since 30 Sep 2022. Your monthly repayment above uses the rate you entered.
  • 75% LTV — a first bank loan is capped at 75% of price; the other 25% is downpayment (min. 5% in cash, the rest cash or CPF-OA).
  • Tenure — capped at 30 years (private) / 25 (HDB), and reduced so age + tenure ≤ 65.
